The Ingles/Company agrees to perform the following services

1.     Free Cancellation Policy- If at any time you are not satisfied with our marketing plan, the listing can be cancelled with a 30 day notice at no cost to you.

2.     Regular Contact- Monthly report on the state of the market, realtor feedback, copies of all advertising support, hotline/text requests and internet inquiries.

3.     Review Competitive Market Activity- Updates on your neighborhood activity on recent sales, new listings and expired listings.  This keeps you informed of market conditions.

4.     Internet Marketing- Photo’s and virtual tours will be uploaded to these websites:  Albqhomes.com, Homes.com, Swmls.com, Idxpro.com, iHouse.com, Trulia.com, Zillow.com, Facebook.com, Realestatebook.com, Homesandland.com, Albqhomesnm.com, Realtor.com, Google.com, Yahoo.com, Danko.com.

5.     Mobile Application- All signs have a GPS system to provide property information and pricing to smartphone buyers in front of your home.

6.     Direct Response Marketing- All magazine ads and signs have Text Codes and Hotline Numbers that identify potential buyers inquiring on your home.

7.     Professional Photos- Taken of your home for marketing and promotional uses in our Internet, Mobile and Home Magazine advertisements. First impressions always sell homes.

8.     Virtual/Video Tours- Of your home and neighborhood for Internet marketing and real estate promotion.  Over 90% of all buyers start their home search on the Internet.

9.     IDX Web Marketing- All property information, photos’ and price changes are updated daily to web and Mobile sites.

10.   Home Repair Service- Recommend concierge service programs of licensed contractors at competitive prices to solve warranty or safety related repairs.

11.    Contract Negotiations- Your interest will be represented in the presentation of all offers, explaining all details of the offer Contractually and Financially.

12.    On Appraisals- We will personally meet the Appraiser and assist in providing all supporting documentation to obtain the highest possible appraisal value.

13.    Full Closing Service- You will be provided updates on the loan status, inspections, repair issues, re-inspections, survey, appraisal and closing schedule.

14.    Full Staff Of Assistants- To follow up on every aspect of the marketing, sale and successful closing of escrow on your home.  This is a Full Service concept.

15.    Closing of Escrow- On your home will be coordinated around your schedule. We will attend the closing to review the HUD settlement statement to make sure it complies with all conditions of the purchase agreement to protect your interest.

16.    Closing Follow-Up- To insure that the Title Company records the Warranty Deeds at the County Court House and that your funds are available within 24 hours.
