Finding the Right Property

Your Ingles/Company Residential Buyer's Broker has a thorough knowledge of inventory throughout the Albuquerque and Rio Rancho Metro-Plex, much of which you have little ability to access on your own! Did you know that:

  1. Usually less than 15% of the property for sale in an area is or has been advertised in a ten-day period. So even if you read every newspaper and real estate magazine ad, you will still miss 85% of the listings offered!
  2. Through the MLS system, your The Ingles/Company Realtors broker has access to:
    • All homes available in your price range
    • Each home's size, number of bedrooms and baths, and other amenities
    • Length of time the home has been on the market, and the original asking price of the home
  3. There are many homes that are available for sale, but not currently actively listed on the market. These can include
  4. Expired Listings. These are properties which were on the market, but failed to sell during the listing period. Often these sellers still want to sell. You have no way to know about these properties, but your buyer's broker does, and can make them available to you.
  5. "Single Party Listings", "Open Listings", "Hip-Pocket Listings", and For-Sale-by-Owners. These are people who intend to sell, but are waiting for a particular reason, or don't currently want the house traditionally marketed, but have indicated they would sell if an appropriate offer comes along. You need a broker who knows about these properties and can pursue them if appropriate.
